Located in South Maui, Pi’ilani Village was The Krausz Companies’ first project in the Hawaiian Islands. The 148,821-square-foot shopping center is anchored by Safeway and features a unique tenant mix including Outback Steakhouse, Nevada Bob’s Golf, Roy’s Hawaiian Fusion, Hilo Hattie’s and Blockbuster.
Strategy
Acquired from its original developer only partially leased, the company re-tooled and implemented a leasing plan geared to serve both the local community and visitors to the island that sustains the vibrancy of the center twelve months out of the year.
Results
This attention to the true needs of the marketplace has established Pi’ilani Village as the dominant neighborhood center in the marketplace, resulting in rental rates almost fifty percent higher than those in place at acquisition.
